Apgar, Montana. September 10, 1926. Mr. J. C. Theisen, 524 Stonehurst Drive Pasadena, California. Dear Jake: Without a doubt you think I am slow and that is true. This summer has been so full of the unexpected that I have had no time to look at the plans for the little studio house: I have been going over them and I cannot see where I can make any chages [sic]. Was wondering if the floor joist are big enough to carry the big room, but I don’t know much about such things and I am leaving it entirely in your hands. You know I want a good little house and I don’t want to spend everything I have for it. Whenever you are ready to start the building go ahead. I believe we decided it was to be on a per- centage basis and I really want you to watch it and keep it down as much as possible and yet get the kind of a place I want. It will take some months before you will want a final decision on the color and etc. and maybe I can run down to Pasadena to see about the finishing. I am not quite sure about the fire place in the big room. I have been looking at it and trying to see it in my mind’s eye and see it but there is time enough as you want to do a great many things before it is built. It is possible we may change that a little if I can get a drawing, then you can scale it up properly. I will return the blue prints if I have to but if you have another copy I would like to keep this one. Charlie, as you know has had quite an interest- ing summer and he is not getting strong as fast as he thinks he should so I have been worried about him and for- est fires have taken up the rest of my spare time. I have hardly written to my father. I did hear from them that the fence was finished and they sent me some photographs. I believe it is going to look quite nice when we get the little ivy planted along the outside and the green things in the entrances. Have you made any kind of an estimate on what this place is going to cost me. Of course I know if I change my plans very often each change menas [sic] money but I would like to have some idea what you think the completed building will be and you are to go to work as soon as you are ready so it will be entirely dry for us by the first of the year. Love to Nettie and the family. Sincerely, NR/R
